Middle Tier Buyers are Disappearing!

We recently received a newsletter from realtor JC Silvey about the disappearance of the middle tier home buyer. Here is what we learned: 

Historically, there were three groups of buyers: Top-tier, Middle-tier, and Bottom-tier. The middle-tier used to represent the majority of sales in the market, but it is slowly disappearing.

Today's home buyers are more comfortable with technology than being handy and aren't looking at middle tier homes and paying more in order to obtain move-in ready homes. They want the kind of homes they see on HGTV that are turn-key ready. One of the number one questions that they ask about popular listings is, "Can we buy it the way it is staged?". 

Since buyers are moving away from original condition properties that they see as needing upgrades, homes that once sat in the middle-tier market are now being forced to the bottom-tier market. Sellers who do not understand this new reality stand to end up with a price for their property that is far less than they imagined.
