This Alexandria VA home had water spots showing in the drywall ceiling of the lower level along with some comfort issues having rooms that were different temperatures from one area of the home to another. They called Comfenergy to see if we could help find out why. Our Home Performance Sales Pro Tim went out to visit with the homeowner and perform a no cost whole home performance inspection. Tim was able to determine that the HVAC ducts running above the drywall ceiling were "sweating". This happens when there is a temperature difference in the space the ducts pass through and the cold air passing through them. Just like a drinking glass with cold water sitting in a warm room, condensation happens. The condensation was so severe that water dripped off the ducts and collected on the drywall ceiling causing damage. The solution identified was to encapsulated the HVAC ducts with spray foam. This would protect the conditioned air travelling through the HVAC ducts and help it arrive at the rooms throughout the house that it was intended to make cooler or warmer. Our production team cut through the drywall and removed sections in order to access the ducts and apply the spray foam. Once everything was insulated the drywall sections were replaced and sealed. This will eliminate the duct sweating, make the home more comfortable and reduce the cost of energy to run the HVAC system.
